Three bedrooms, a living room and a hallway. He quotes $265. Two hours forty minutes door to door, including twenty minutes hauling the portable up an outside staircase.

Chemistry and water $11. Gas $7. That's $92 an hour to him before tax and before the machine reserve.

She asks on the phone what it costs per room. He does not answer with $53. He says: "Rooms run $35 to $60 depending on soil and furniture, and my minimum for the visit is $150 — I'll give you the firm number when I see the floors."

The machine is the whole decision

Here is the part nobody says out loud: the truckmount does not get you more residential customers.

What you actually need to start

Pre-spray, a neutralizing rinse, and a spotter — three products, not fifteen.
Two air movers, so you can promise a dry time and mean it.
General liability insurance before job one — you are pouring hot water on someone's floor.
A city business license, and a sales tax permit if your state taxes cleaning services.
A written minimum you say out loud on every call.

The room count is where the money leaks. A "room" is up to about 250 square feet, and a great room with an attached dining area is two rooms, not one. Put that sentence in your invoice and on the phone, or you will clean 430 square feet for $48 and blame yourself for being slow.

Portable vs truckmount, one year — Boise, ID

Used portable: $2,400 once. Year one she cleaned 118 jobs at an average ticket of $228 — $26,904 gross, working four days a week.
