Trade guide
Roofing Business
For four years I thought I was losing bids on price. I wasn't. I was losing them to a truck with an out-of-state plate that knocked the door two hours after the hail stopped.
The numbers that matter
$4โ$8 per square foot installed. About 45% gross. Two crews' worth of paperwork.
A 2,000-square-foot roof sells for $8,000 to $16,000 and costs you a little over half of that. The license, the bond and the insurance paperwork are what keep you in the market after the chasers leave.
Licensed and bonded is the price of the market, not a formality
Most states require a contractor license, a surety bond and filed proof of liability insurance before you can pull a roofing permit.
Several license roofing as its own trade with its own exam.
A handful license nothing at the state level and leave it to the city. Bond amounts, exams and insurance minimums all differ by state โ your state contractor licensing board is the authority, and its site answers this in ten minutes.

Where the money actually is โ Greensboro, NC
A 24-square architectural replacement, sold at $6.20 a square foot on 2,400 square feet: $14,880.
Shingles, underlayment, ice-and-water, drip edge, ridge and nails delivered to the roof: $4,412. Sub crew at $95 a square: $2,280. Dumpster $475, permit $180, four sheets of decking $412, magnet sweep $140.
Costs $7,899. Gross $6,981 โ 47%, on a job a crew of five finished in a day and a half.
The number that decides it isn't the price. It's the $95 a square. At $130 a square the same roof pays you $6,141 and you don't notice until the year is over.
The deductible question is the whole ethics test of this trade
After a hailstorm, someone will offer to "eat the deductible."
It is illegal in most states, it is insurance fraud, and several states require a written notice about it printed on the contract itself.
The people offering it won't be in your county in March.
Two lines you don't cross on insurance work: don't waive the deductible, and don't negotiate the claim. Paying or rebating a homeowner's deductible is prohibited in most states. Separately, arguing scope and dollars with an adjuster on the homeowner's behalf can count as unlicensed public adjusting, which is also regulated at the state level. You can document damage, provide a scope and meet the adjuster on the roof โ that's a contractor doing the job. Confirm both rules with your state department of insurance, because they differ by state.
What to say on the doorstep โ Wichita, KS
Hail claim approved at $14,240 replacement cost, $2,000 deductible, first check $9,180 actual cash value with $3,060 of recoverable depreciation released after completion.
A chaser has already offered to cover the $2,000. The sentence that wins it anyway:
"I don't waive deductibles โ it's illegal in most states and it's your policy on the line, not mine. What I'll do is walk the roof with your adjuster, because the scope is missing the drip edge, the ice-and-water at the valleys and the second layer."
Those three items came back as a $2,730 supplement. The homeowner still paid the $2,000 and got a better roof, and you keep a file you could hand a lawyer.
What you genuinely need before the first roof
- Your state contractor or roofing license and surety bond โ requirements, bond amounts and exams differ by state, so start at your state contractor licensing board.
- General liability at the limit your suppliers and permit office require, plus workers' compensation if you have anyone on the roof but you.
- Fall protection you actually wear: harnesses, anchors and lifelines. This is the trade where the cheap decision costs a spine.
- A supplier account with rooftop delivery, so you stop paying retail and stop carrying bundles.
- A written contract with a scope, a payment schedule, and โ where your state requires it โ the deductible notice.
- Enough cash to float materials for one full job before the first draw lands, usually $4,000 to $6,000.
- An LLC and separate bank account before you sign anything.

Common questions
How much does it cost to replace a roof per square foot?
$4 to $8 per square foot for a tear-off and architectural shingle replacement โ roughly $8,000 to $16,000 on a 2,000-square-foot roof. Steep pitch, a second layer, three stories or a valley-heavy roof push past the top.
Do you need a license to be a roofer?
In most states yes โ a contractor license, a surety bond and filed liability insurance, and some states license roofing as its own trade. A few leave it to the city. Bond amounts and exams differ by state; check your state contractor licensing board.
How much does a roofer make per roof?
On a 24-square job at $14,880, materials run about $4,412 and sub crew about $2,280, with dumpster, permit, decking and cleanup near $1,200. That's roughly $6,900 gross before overhead and advertising.
Can a roofer waive my insurance deductible?
No. Paying, absorbing or rebating a deductible is illegal in most states and treated as insurance fraud, and several states require a written notice on the contract. Confirm the rule with your state department of insurance.
How do you get roofing jobs without storm chasing?
Take repairs. A $475 flashing repair puts you on a roof that is eight years from replacement and puts your number on the fridge instead of a door knocker's card.
What is a roofing square?
100 square feet of roof surface. It's how material and crew labor get priced. Quote the homeowner one dollar figure for the job and keep squares for your supplier order.
Pull your last three jobs and work out what you actually paid per square in labor. If you can't answer it in under a minute, that's the number costing you the year.
